St. Johns County officials to discuss development plan for 52 new townhomes in World Golf Village

The townhome community would reserve 16 units for workforce housing

ST. JOHNS COUNTY, Fla. – St. Johns County officials will review a plan on Thursday afternoon that aims to bring a brand-new townhome community to World Golf Village.

The project is called EnClave at WGV, and if it gets the green light, the townhomes would be located on an 18.5-acre property between Terracina Drive and Samara Lakes Parkway, just a short drive south of State Road 16 and not far from Pacetti Bay Middle School.

The plan calls for 52 townhomes to start with, and 16 of those would be reserved for workforce housing. That’s housing specifically aimed at people like teachers, first responders, and other essential workers.

The units would be 2,000 square feet with four bedrooms and three bathrooms. The final price tag for those homes is set to be about $260,000.

The developer said if all goes well, they may expand to 64 units total down the line.

Affordable housing has been a growing issue in the area.

According to the county’s advisory board, nearly 6 in 10 Millennials are looking for homes they just can’t find in the area. And with home prices now averaging around $600,000, more and more families are being priced out of the market.

St. Johns County Planning and Zoning Agency officials are set to take up the proposal at 1:30 p.m.
