Public workshop Thursday for city of St. Augustine’s proposed 2026 budget, which could include property tax rate hike

ST. AUGUSTINE, Fla. – St. Augustine officials are holding their first workshop to discuss the city’s proposed 2026 budget, which could involve a property tax increase.

The workshop is at 9 a.m. Thursday in the Alcazar Room at City Hall.

One of the big talkers for residents and business owners is the possibility of the property tax rate going up by 2%.

The current proposal boosts the millage rate to 7.5 mills. The city would need to adopt that change to keep revenues the same as last year.

A millage rate of 7.5 would mean that a homeowner in St. Augustine would pay $7.50 for every $1,000 of their home’s taxable value.

The city has maintained the same tax rate for the last decade but would take on an additional $1.6 million in revenue compared to 2024 if the change is adopted.

That is, in part, because of rising property values.

When St. Johns County property appraiser Eddie Creamer spoke with our news partners at Jax Today in July, he said property values in the county increased by 165% over an eight-year period.

Creamer said property values are still up this year by about 10% county-wide and 8% in St. Augustine.

The workshop is open to the public. The city plans to stream it live on its website.

A tentative read on the proposed budget is set for Sept. 11, and the expected final vote by commissioners would be Sept. 25. Whatever is approved will go into effect in October.
