JACKSONVILLE, Fla. – For renters seeking affordability, space and steady economic growth, Jacksonville is emerging as a top choice in 2025.
The River City ranks No. 21 as a best U.S. city for renters in 2025, according to a recent RentCafe report. That’s up from 25th last year.
The city ranks fourth among Florida cities for renters, trailing Sarasota, Orlando and Miami.
The study comprised 150 cities, with southern cities leading the rankings.
The RentCafe study evaluated cities based on 20 key metrics grouped into three categories: cost of living and housing, local economy, and quality of life.
Jacksonville ranks 15th for cost of living and housing, marking an average rent this year at around $1,650. That’s nearly 20% lower than the national average, which is $2,100.
Zillow data confirms rent prices in Jacksonville have decreased by $43 compared to 2024.
Apartments in Jacksonville average 978 square feet, slightly more spacious than in many other cities.
About 58% of rentals are considered high-end. The city’s cost of living is 7.1% below the national average, making it one of Florida’s most affordable large cities.
Economically, Jacksonville ranks 43rd. Job growth remains steady at 1.4%, with 259 new business applications per 10,000 residents.
Renter incomes have also risen nearly 30% over the past five years.
Jacksonville also scores 37th for quality of life. Approximately 38% of apartments are located near transit, parks and shopping centers.
Commuting, however, can be a challenge for some residents, with 35% reporting travel times longer than 30 minutes.
