JACKSONVILLE, Fla. – The University of North Florida celebrated on Wednesday the groundbreaking of a new apartment complex for students.
The new apartment complex, 30° North, is located on First Coast Tech Parkway south of The Flats at UNF.
“Today marks an exciting milestone in UNF’s continued commitment to growth, innovation and student success,” said UNF President Moez Limayem. “We’re proud to partner with Chance Partners and Fansler Construction to bring the vibrant new residential student community vision to life.”

The new four-building apartment complex will feature 237 fully furnished units, offering single, double, triple and quad layouts – accommodating a total of 702 beds for UNF students. Each unit includes a full kitchen with granite countertop, bed(s), bath, desk, couch, coffee table and TV.
The apartment complex will also have a variety of amenities including a clubhouse, pool, fitness center, dog park and dog spa, putting green, pickleball and volleyball courts, nature jogging and walking path, fire pit and bike sharing program.
The groundbreaking came two days after the Board of Trustees unanimously passed the 10-year plan that outlined the extensive vision that would transform campus life.
Student housing is part of the master plan, which hopes to add new residence halls that would allow 25% of future students to live on campus with more dense new housing that provides in-demand amenities. A Greek housing village is also proposed.

The master plan also includes new academic and research buildings, athletic expansions and open space improvements.
Jacksonville City Council member Will Lahnen helped act as a liaison between the University, City and other government agencies to make sure the expansion fit the surrounding area. “As we do have growth making sure it is compatible with the area itself and also coordinating with the city, not just city but FDOT,” said Lahnen.
Lahnen added there are multiple projects in the area to accommodate the growth that don’t make headlines. He pointed to the intersection of Hodges Blvd and Sutton Lake Drive as an example where there will be added lanes going in in the near future.
The new apartments are set to open in fall 2027.
